If we do not help a qualified client move toward a qualifying Section 8 acquisition opportunity within 45 days of onboarding, we continue working with you — or you don't pay — subject to the onboarding agreement and operational timelines.

45 DAY ACQUISITION GUARANTEE

Real estate acquisitions require lenders, inspections, underwriting, contractors, title work and market timing. Our guarantee exists because operational execution matters more than theory — we deliver infrastructure, not promises.

Subject to onboarding requirements, financing readiness, responsiveness, market selection, and agreement terms.

Why We Created The Guarantee

WHY WE CREATED THE GUARANTEE

Most programs sell education; we built operational infrastructure to execute acquisitions.

Serious investors deserve alignment around execution — underwriting, contractor coordination, market intelligence, financing readiness, and operational oversight.

The guarantee aligns incentives around getting a qualified deal under contract, not vague coaching.

01
Government-Backed Revenue
A significant portion of the rent is direct-deposited by the housing authority, creating a stable revenue floor that traditional rentals lack during economic turbulence.
02
Workforce Housing Demand
There is a permanent, structural shortage of affordable housing. When you acquire and renovate to a high standard, tenant demand consistently outpaces available supply.
03
Insulated From Volatility
While Class-A luxury assets experience valuation swings based on interest rates and institutional sentiment, workforce housing remains a foundational necessity.

EXPECTATION MANAGEMENT

What This Is Not

This model is designed for realistic, long-term investors. If you are looking for zero-effort, overnight returns, this operational blueprint is not for you.

  • Not a "get rich quick" scheme
  • Not overnight wealth generation
  • Not completely passive with zero oversight
  • Not a substitute for disciplined execution

WHAT THE GUARANTEE ACTUALLY MEANS

Guarantee Based on Active Acquisition Efforts

What the Guarantee Covers

The guarantee applies when we identify a qualifying property, complete underwriting, negotiate terms, and progress in good faith toward executing a purchase contract. It covers the process of sourcing, underwriting, negotiating, and advancing an acquisition opportunity—not outcomes that depend on external parties.

The 45-day timer pauses while a property is under contract or while appraisals, underwriting, inspections, title work, insurance, or other active third-party processes are pending. During these periods, the guarantee remains in effect because the acquisition is actively progressing in good faith.

  • No guaranteed profits
  • No guaranteed appreciation
  • No guaranteed financing or loan approval
  • No guaranteed closing
  • No guaranteed rent levels
  • No guaranteed Section 8 approval
  • No guaranteed investment performance

Timer Pause and Plain-English Example

The 45-day timer pauses when the transaction is in active processes such as being under contract, appraisal reviews, underwriting, inspections, title work, or insurance procurement. Pausing recognizes that these third-party steps are part of progressing a deal in good faith.

Example: If a client enters contract on Day 41 and a lender later declines financing due to an appraisal shortfall, the guarantee does not automatically terminate because the acquisition was actively progressing in good faith during the appraisal and underwriting process.

  • Property under contract
  • Appraisals
  • Underwriting
  • Inspections
  • Title work
  • Insurance procurement
  • Other active third-party processes

WHO THIS IS FOR

WHO THIS IS FOR
Cash-Ready Investors
Approximately $100,000+ liquid capital for acquisition, reserves, rehab, holding costs, closing costs, and operating liquidity; immediate transactional readiness.
Financeable Investors
Credit 680+ and willingness to assemble documents; DSCR-style lender readiness and commitment to become financeable; approvals remain subject to third-party lenders.

CLIENT RESPONSIBILITIES

The guarantee depends on operational cooperation. The client must actively participate and deliver within defined timelines.

Document Delivery

Clients must provide requested documentation within 7 business days unless otherwise agreed.

Financing Cooperation

Coordinate with financing partners and provide information needed to progress approvals.

Clients must select at least 3 approved target markets within 5 days of onboarding.

Underwriting Cooperation

Work with underwriting teams to validate assumptions and complete due diligence queries.

Operational Requirements: Clients must select at least 3 approved target markets within 5 days of onboarding; provide requested documentation within 7 business days unless otherwise agreed; and respond within 48 hours during active acquisition periods. Language is operational and cooperative.

Some ZIPs have higher nominal rents but weaker spreads. Others have stronger spread dynamics but require more operational filtering. This is where market intelligence matters.

OPERATIONAL LEVERAGE

HOW THE TIMELINE WORKS

Follow these five phases as we move from onboarding to contract and closing.

Phase 1 — Onboarding & Market Selection

Onboard, select target markets, confirm criteria.

Phase 2 — Financing Readiness & Underwriting

Document assembly, lender outreach, prequalification.

Phase 3 — Property Identification & Negotiation

Sourcing, initial offers, negotiation.

Phase 4 — Contract Execution & Due Diligence

Contract signed, inspections, appraisals, title review.

Phase 5 — Closing Coordination

Closing logistics, lender conditions, final review.

Portfolio Scaling

Note: The 45-day guarantee relates to progressing toward contract execution; closing timelines vary due to lenders, appraisals, inspections, title, insurance, and third-party timelines.

WHAT "OR YOU DON'T PAY" MEANS

What "Or You Don't Pay" Means

The phrase “or you don’t pay” describes our operational guarantee and is not an automatic refund trigger on Day 46. If a qualified client fully cooperates in good faith and we fail to make meaningful progress toward a qualifying acquisition within the operational guarantee structure, we will continue working to achieve the acquisition or, consistent with the signed onboarding agreement, evaluate onboarding fee obligations and next steps. Active items—such as executed contracts, underwriting, appraisals, title work, inspections, insurance, or seller delays—can pause or extend the timeline and do not by themselves create an automatic refund. Any refund eligibility, if available, will be governed by the terms of the onboarding agreement and by an operational review after the applicable extended window; we will approach any review in a fair, practical, and non‑litigious manner.

Investor Q&A

Is closing guaranteed?

No. We do not guarantee closings, profits, financing, or Section 8 approval. Our guarantee is limited: we commit to progressing the process in good faith toward a contract and to executing the operational tasks we control. Many outcomes (lender decisions, appraisals, seller actions, third‑party approvals) are outside our control and can prevent a closing.

Is financing guaranteed?

No. Financing approval and terms are decisions made by third‑party lenders. We will prepare documentation, advise on improving financeability, and coordinate with lenders, but we cannot guarantee loan approval, interest rates, or terms — nor can we guarantee Section 8 approval by housing authorities.

What happens if a deal falls apart?

If a deal fails, we will document the cause, attempt to mitigate or re‑source replacements, and follow the remedies outlined in your onboarding agreement. Refunds or credits (if any) are handled per the onboarding agreement and after an operational review — they are not automatic.

What if an appraisal comes in low?

A low appraisal is a common third‑party risk. Typical responses include renegotiation with the seller, obtaining a second appraisal, seeking supplemental financing, or walking from the deal per the contract terms. We advise and assist, but cannot guarantee outcomes.

What if inspections reveal issues?

Inspections are an intended checkpoint. If issues arise, we will document them, get contractor estimates, and pursue remedies: seller repairs, price adjustments, or contract termination per inspection contingencies. Inspection findings and their resolution are typical negotiation items; we cannot promise a specific outcome.

What if lender underwriting delays the process?

Underwriting timelines are controlled by lenders. We proactively coordinate, escalate issues, and supply requested documentation to minimize delays, but underwriting can still slow or derail a deal. Such delays are a third‑party risk and outside our absolute control.

What if seller delays happen?

Seller delays (title, documentation, move‑out) are common. We will push for timely performance, document communications, and pursue contractual remedies where appropriate. However, seller cooperation is out of our direct control and can affect closing schedules.

What if insurance issues appear?

Insurance availability or underwriting exceptions can prevent closings. We help identify carriers, collect required info, and present risk‑mitigation steps, but insurance decisions rest with insurers. Delays or denials can impact financing and closing timelines.

What does “or you don't pay” actually mean?

"Or you don't pay" refers to the refund and fee provisions in your onboarding agreement. It means that if we fail to progress as promised in good faith, a refund or fee adjustment may be considered after an operational review and per the written terms. It is not an unconditional promise to waive all fees.

Does the guarantee pause during active contracts?

Guarantee eligibility and timing are governed by the onboarding agreement. When a binding purchase contract is active, many guarantee remedies change or pause because the contract, lenders, and escrow impose new obligations. See your agreement for exact mechanics.

What if I reject multiple properties?

You can reject properties; we will continue sourcing within your criteria. Repeated rejections may require a strategy reset or broader criteria, and prolonged rejection cycles can affect timelines and may trigger operational reviews per the agreement.

What if I stop responding?

Client responsiveness is required. If you become non‑responsive, we will pause work after documented attempts to reach you. Lack of cooperation can void timelines and may affect refund eligibility under the onboarding agreement.

What if I change my market criteria?

Changing criteria is allowed; we will re‑target sourcing and update timelines. Significant changes may require additional onboarding steps or fees and can affect guarantee eligibility and overall timelines.

What if I cannot become financeable?

If you cannot qualify for lender terms, we will advise on remediation (credit, reserves, structure) and present alternative strategies. We cannot make you financeable and cannot guarantee lender approval; if financeability cannot be achieved, next steps and any refund are handled per the onboarding agreement and operational review.

Is this a course?

No. This is an operational, hands‑on acquisition and asset‑building service — not an educational program. We execute market sourcing, renovations, inspections, and tenant placement with you, rather than selling training materials.

Who is this designed for?

It is designed for high‑net‑worth or accredited investors who want local operational infrastructure and are willing to be executive decision‑makers while delegating day‑to‑day operations. Client cooperation and timely responses are required; third‑party processes will still affect outcomes.
